Lincoln Central Landlord Fees

SCALE OF CHARGES

VAT is payable at the prevailing rate on all our fees. In accordance with consumer legislation, it is quoted as included in the prices stated below. If the VAT rate changes the price charged will change accordingly.

An amount payable under a percentage fee will go up or down depending on the agreed rent level. Fixed fees will remain the same regardless of the rent level agreed.

 

Residential Fees:

£474.00 Inclusive of VAT (£395.00 exc.) payable for each letting where the Tenant is introduced through the Agent.

£594.00 inclusive of VAT (£495.00 exc.) payable for each letting where the Tenant is introduced through the Agent.

Start-up fee of £420.00 Inclusive of VAT (£350.00 exc.) plus 12% inclusive of VAT (10% exc.) of the rent received, deducted by the Agent.

Start-up fee of £420.00 Inclusive of VAT (£350.00 exc.) plus 14.4% inclusive of VAT (12% exc.) of the rent received, deducted by the Agent.

House Share Fees

A. 2-4 Bedroom House Share’s

£714.00 inclusive of VAT (£595.00 exc.) payable for each letting where the Tenants are introduced through the Agent.

B. 5+ Bedroom House Share’s

£834.00 inclusive of VAT (£695.00 exc.) payable for each letting where the Tenants are introduced through the Agent.

A. 2-4 Bedroom House Share’s

Start-up fee of £540.00 inclusive of VAT (£450.00 exc.) plus 14.4% inclusive of VAT (12% exc.) of the rent received, deducted by the Agent.

B. 5+ Bedroom House Share’s

Start-up fee of £660.00 inclusive of VAT (£550.00 exc.) plus 14.4% inclusive of VAT (12% exc.) of the rent received, deducted by the Agent.

(Note that the Letting Fee cost will be split on a room-by-room basis, if the whole house is not Let at a single time)

If overseas Landlord approval is not obtained, an extra 1% including VAT will be charged on the above commissions to cover the cost of the extra work involved.

5 Bed – £210.00 Inclusive of VAT (£175.00 exc.)

6 Bed – £225.00 Inclusive of VAT (£187.50 exc.)

1 Bed – £180.00 Inclusive of VAT (£150.00 exc.)

2 Bed – £195.00 Inclusive of VAT (£162.50 exc.)

3 Bed – £210.00 Inclusive of VAT (£175.00 exc.)

4 Bed – £225.00 Inclusive of VAT (£187.50 exc.)

5 Bed – £240.00 Inclusive of VAT (£200.00 exc.)

6 Bed – £255.00 Inclusive of VAT (£212.50 exc.)

Charged by the Agent when required to carry out any additional unspecified services.  

Withdrawal Fees:

1) For properties advertised and marketed: £240.00 Inclusive of VAT (£200.00 exc.)

2)For properties, with Tenant ready to move in: £420.00 Inclusive of VAT (£350.00 exc.)

Cancellation Fees:

1) Notice cannot be given to end management within the initial fixed term.

2) Should the Landlord wish to give notice to end management after the expiry of the initial fixed term, the minimum notice is 3 months and £180.00 Inclusive of VAT (£150.00 exc.) for administration of the handover procedure.
