Fully Managed

For the completely hands-off approach

Property marketing, advertising & matching
Accompanied viewings and feedback
Tenant referencing
Preparation of tenancy agreement and inventory (unfurnished properties only)
Contacting utility suppliers and void cover
Tenant check in
Providing the landlord with copies of the tenancy agreement/inventory
Annual rent review
Monthly management fee 15.6% (13% plus VAT)
Arranging for future rent payments to be paid direct to the landlord in accordance with their instructions
Provide the landlord with a monthly rent statement together with copies of any invoices or proof of expenditure
Dealing with rent arrears
Registering the tenants deposit with the TDS scheme and providing landlord and tenant with copies of the certificate
Property inspections
Issuing notices for possession by hand. Issuing notices for possession by post
Dealing with maintenance
Arranging and administering any safety certifications
Rent and legal guarantee

Rent Collection

For the landlords who are happy to do the day-to-day but would like us to look after the financial side

• Monthly management fee 9.6% (8% plus VAT)
• Arranging for future rent payments to be paid direct to the landlord in accordance with their instructions
• Provide the landlord with a monthly rent statement together with copies of any invoices or proof of expenditure
• Dealing with rent arrears
• Registering the tenants deposit with the TDS schement and providing landlord and tenant with copies of the certificate
• Property inspections
• Issuing notices for possession by hand. Issuing notices for possession by post (£90 by hand, £60 by post)
