For the completely hands-off approach

  • Set-up fee £350
  • Rental valuation
  • Property marketing, advertising & matching
  • Accompanied viewings and feedback
  • Tenant referencing
  • Preparation of tenancy agreement and inventory (unfurnished properties only)
  • Contacting utility suppliers and void cover
  • Tenant check in
  • Providing the landlord with copies of the tenancy agreement/inventory
  • Annual rent review
  • Monthly management fee 15.6% (13% plus VAT)
  • Arranging for future rent payments to be paid direct to the landlord in accordance with their instructions
  • Provide the landlord with a monthly rent statement together with copies of any invoices or proof of expenditure
  • Dealing with rent arrears
  • Registering the tenants deposit with the TDS scheme and providing landlord and tenant with copies of the certificate
  • Property inspections
  • Issuing notices for possession by hand. Issuing notices for possession by post
  • Dealing with maintenance
  • Arranging and administering any safety certifications
  • Rent and legal guarantee

For the landlords who are happy to do the day-to-day but would like us to look after the financial side

• Tenant check in

• Monthly management fee 9.6% (8% plus VAT)
• Arranging for future rent payments to be paid direct to the landlord in accordance with their instructions
• Provide the landlord with a monthly rent statement together with copies of any invoices or proof of expenditure
• Dealing with rent arrears
• Registering the tenants deposit with the TDS schement and providing landlord and tenant with copies of the certificate
• Property inspections
• Issuing notices for possession by hand. Issuing notices for possession by post (£90 by hand, £60 by post)
