Boston Lettings Landlord Fees

We have three levels of service available to Landlords:

Platinum

For Landlords who do not wish to be involved in the letting of their property, or who live too far away to be able to manage it. This service provides the Landlord with total peace of mind – Let It & Forget It!

Gold

For Landlords who intend to maintain the property themselves but wish the rent collection to be undertaken on their behalf.

Silver

For Landlords who intend to collect the rent and maintain the property themselves

Platinum Full Management

Where landlords do not wish to be involved in the letting of their property or live too far away to be able to manage the letting, we offer this service. This provides owners with the peace of mind of knowing that they need not be concerned about letting their property, as we will attend to all matters related to this. Our service is as follows:

  • An initial visit without obligation to properties to advise on rent levels, legal aspects and the level of furnishing recommended
  • Extensive advertising of the property locally in the newspapers, by our high profile “To Let” boards, and by use of our property list in the office.  Properties can also be viewed world wide on the internet via our own web site and through Rightmove/Zoopla
  • Finding and vetting prospective tenants including accompanied viewings
  • Drawing up the necessary tenancy agreement and corresponding notices as necessary
  • Liaising with the Landlords mortgage lenders where necessary with regard to references and the tenancy agreement
  • Preparing a comprehensive inventory and schedule of condition
  • Obtaining a substantial surety (dilapidations) deposit from the tenants to cover possible loss/damage and holding this under the terms of Housing Act effective 06/04/2007
  • Registering your Tenants Deposit in the Tenants Deposit Scheme
  • Arranging with the service companies (e.g., Gas, electric, water, council tax) for the transfer of contacts to the new tenants
  • Checking the tenants into the property at the tenancy commencement and provide relevant documentation including copy Gas certificates, appliance maintenance contracts etc
  • Using our best endeavours to ensure that the tenants pay rent due monthly in advance by direct bank transfer
  • Accounting to landlords for income and expenditure and issuing the landlord with a clear statement each month illustrating this
  • Inspecting the property every three months and reporting back to the Landlord
  • Co-ordinating repairs and maintenance including arranging for tradesmen to attend the property and obtain estimates where necessary, supervising works and settling accounts from rents received
  • Coping with tenant’s problems relating to the tenancy
  • Checking tenants out of the property at the end of the tenancy and taking any follow up action as necessary
  • Collecting and forwarding on the Landlord’s mail (at cost)
  • Before the tenancy ends, advising the Landlord on his/her options including reviewing the rent

Platinum Fees

A setup fee of £478.00 inc VAT for the letting and tenancy set-up, an annual fee of £40.00 INC VAT for Tenancy deposit registration plus 12% INC VAT of the gross rental due for the term of the tenancy payable at the commencement of the tenancy. This is deducted from the initial monies paid by the Tenant.

Gold Letting and Rent Collection

Some Landlord’s, who live close to their property, do not require such a comprehensive service, (preferring to undertake their own maintenance and inspections) but do want an agent to find suitable Tenants, vet them, arrange to collect the rent, maintain a rent account and deal with any arrears. For them, this is the most suitable option.

 

Gold-Fees

A setup fee of £420.00 INC VAT for the letting and tenancy set-up, plus 11% INC VAT of the gross rental due for the term of the tenancy, payable at the commencement of the tenancy (minimum £35 pcm). This is deducted from the initial monies paid by the Tenant

Silver Let Only

Finally, for those who only wish an agent to find and vet prospective tenants for their property, our “Let Only” option is ideal.

Silver-Fees

A set fee of a month’s rent in advance including VAT payment payable at the commencement of the tenancy. Plus, an annual fee of £30.00 inc VAT for Tenancy deposit registration. Rent Guarantee Options Available For Landlords, Please Ask For Details.

 

N.B. We will find you a tenant on a NO LET – NO FEE basis* so you do not have to pay anything until the commencement of the Tenancy (*National Newspaper advertising is extra).

  • Preparing an Inventory and Schedule of Condition including photographs where necessary
  • Arranging for annual Gas Safety and administering the appropriate record (Boiler service can be arranged)
  • Arranging for an Energy Performance Certificate (E.P.C.) and administering the appropriate record
  • Checking-in the tenant at the commencement of the Tenancy and providing relevant documentation, including copy Gas Safety Certificates, E.P.C., appliance maintenance contracts, instruction booklets etc
  • Collecting the monthly rent from the tenant and paying  this over to the Landlord by direct bank transfer, less fees or expenses incurred during the period
  • Collecting and holding the dilapidation deposit as stakeholders
  • Registering the tenants deposit with the Tenants Deposit Scheme within the appropriate time scales and ensuring that both the Tenant and the Landlord are supplied with copies of the certificate of registration
  • Instructing contractors for Gas and Electric safety checks, and organising key cutting
  • Check-out procedure
  • Issuing Notice of seeking possession by post or by hand
  • Renewal (same tenants) – £60 INC VAT
  • Re-letting to new tenants – £478 INC VAT
  • Arranging for stamping (if applicable) – At Cost
  • Inspections
  • Annual rent review
  • Obtaining estimates and supervision of major works of refurbishment – 10% of cost of work over £300 INC VAT

  • Arranging for future rental payments to be paid direct to the Landlord in accordance with his/her instructions
  • Instructing contractors for Gas and Electric safety checks, and organising key cutting – £180 INC VAT (float for initial expenses)
  • Check-out procedure – £60 INC VAT
  • Issuing Notice of seeking possession by post £60 INC VAT or by hand £108 INC VAT
  • Renewal (same tenants) – £120 INC VAT
  • Re-letting to new tenants – £540 INC VAT
  • Arranging for stamping (if applicable) – At Cost
  • Inspections – £60 INC VAT
  • Annual rent review – £60 INC VAT
